Melbourne commercial property

Before you sign a contract, see what the property commitment asks of the operating business.

A deposit, settlement costs and a new facility can affect the business long before the property starts contributing. Put the transaction, timing, contribution and cash position on the same page before you commit.

Go into your first commercial-property finance conversation with the numbers a lender will ask about.

The transaction matters

Start with the commitment you need to carry.

Set out the transaction, its timing and its cash effect. You will then know which evidence belongs in the finance enquiry.

Owner-occupied purchase

Set out how the property supports the operating business, the contribution available and the cash effect after settlement.

Refinance or equity release

Set out the existing facility, the change required and the defined purpose for any additional funds.

Development or construction

Bring together the site, approvals, stages, contingency and project evidence required for the enquiry.

Investment or acquisition

Test the income, lease or acquisition assumptions against a downside case for timing or revenue.

A useful first pack

Present the transaction in a form a lender can assess.

The detail varies with the transaction. An owner should be able to set out the following facts before a finance enquiry.

  1. The asset and purpose. What is being bought, refinanced or developed, and what the transaction needs to achieve commercially.
  2. The stage and timing. Whether the site is being researched, under offer, contracted, approved or ready to refinance changes the immediate next step.
  3. Cash and contribution. The expected costs, own contribution, existing commitments and how the business carries its obligations through settlement or project stages.
  4. Relevant supporting material. Financial records, property or project information, contracts, leases, approvals and professional reports where applicable.

Prepare the cash view

Before a property commitment, see what it does to the operating business.

Questions owners ask

Commercial property finance: what needs to be clear first.

Can commercial property finance be used to buy premises for my business?

Lenders may consider an owner-occupied transaction subject to the property, borrower, contribution, security and lender criteria. Set out how the purchase fits the business and its cash obligations.

What is different about refinancing a commercial property?

Start a refinance with the existing facility, the change required, the remaining obligations and the defined purpose for any additional funds.

What information is needed for a commercial property enquiry?

The initial enquiry needs property details, stage, timing, financial records, existing debt, cash contribution and relevant documents.

Can finance cover a development project?

Development funding requires project, approval, cost, timing and contingency information. A finance enquiry may also require specialist property, planning, tax and legal input.
